AGM Notice
During the AGM, there will be a presentation and discussions on expanding the baclonies and incorporating the area of the common hallways into the individual apartments. As this proposal represents a great way to increase the value of the apartments for a modest investment, all owners are encouraged to attend.

Common Entrances & Hallways
Downstairs Hallway - Building 7
By-law 62.32 states:
Not place or keep any dustbin or other container for refuse or rubbish outside the Strata Lot or not store any items in the common entrance area of each building.
On 20 November, the SEC carried out a survey of items being stored in the entrances and downstairs and upstairs hallways of the buildings. To download a copy of the results of the survey please follow this link:

Bicycles chained to the staircase have caused damage to the paintwork. Other items such as tables, coolers, and BBQ equipment have marked the walls.
As a courtesy to your neighbors, and in an effort to enhance the overall appearance of the common entranceways and upstairs and downstairs hallways, the SEC requests that residents remove all personal items from these areas by 15 December.
Congratulations to the residents of Building 7 (photo above), the perfect examples of courteous neighbours! If you want to know how the entrances and hallways should look after 15 December, visit Building 7. If they can adhere to by-law 62.32, so can we all. Balconies
Pet Ownership
However, for the sake of clarity, pet owners at Caribbean Courts Condominiums should be aware of the by-law relating to pet ownership (N.B. "Common Property" includes the iron shore and the grass outside the wall adjacent to South Church Street) :
6.26 Not keep or permit to be kept in the Strata Lot or Common Property . . . one small dog or one cat but not both and not allow such dog or cat to cause a nuisance or annoyance . . .and in the event that any such animal does cause nuisance or annoyance, upon request of the Executive Committee, to remove such animal from the strata corporation. A dog must be kept on a leash when not inside the Strata Lot property and the proprietor must take all reasonable precautions to ensure that such animal does not cause litter on the grounds of the Common Property and should such an occurrence take place the proprietor shall immediately remove any or all litter from the grounds of the Common Property. By-Laws: A Basic Overview
Strata by-laws are made to facilitate the administration and harmony of the strata plan. They cover the use of common property and the behaviour of residents. There are standard by-laws for many different types of strata plans and all must conform to the law of the land -- in the case of the Cayman Islands, the Strata Titles Registration Law (1996 Revision) and it's amendments.
A Strata Corporation may, at a general meeting, decide to add, repeal, or amend the by-laws of the scheme. By-laws cover such things as:
Parking
Keeping of pets
Garbage disposal
Floor coverings
Use of facilities and common property
Behaviour of residents - noise, etc
Security and safety measures
Architectural and landscaping guidelines
Other matters appropriate to the type of strata scheme concerned
All residents (owners and tenants) must adhere to the by-laws.
